Development Enquirer

The Sutherland Shire Local Environmental Plan 2015 (hereafter SSLEP2015 or "the LEP") is the principal Environmental Planning Instrument for the Sutherland Shire. The LEP specifies what types of development can be carried out on land (typically through zoning) and to set the primary development standards (such as building height limits). The LEP's provisions are interpreted strictly and can only be varied in specific circumstances such as through Clause 4.6 variations at Council's discretion

The LEP is complemented by the Sutherland Shire Development Control Plan 2015 (hereafter SSDCP2015 or "the DCP") which contains objectives and controls that guide how development should occur. The DCP has a greater degree of flexibility than the LEP. The LEP and DCP work with other Environmental Planning Instruments, Acts of Parliament, Regulations, plans and policies to regulate development in the Sutherland Shire.

Development Enquirer prepares an extract of the LEP and the DCP based on the site and development options selected, and the contents of Council's land information system. Every site and development proposal is unique and Development Enquirer cannot anticipate every possible circumstance or variable. Please use Development Enquirer as a tool to help you explore the planning controls which may apply to your development proposal, but always contact Council or seek independent advice before making development decisions, and don't rely solely on the content of this extract.
