Commercial Centres


Sutherland Shire has a range of commercial centres listed under the Local Environment Plan 2015.

Our Commercial Core zone applies to the larger town centres, including Sutherland, Miranda, Caringbah, Cronulla, Menai town centres, the Southgate Shopping Centre and Engadine. This zone provides for extensive commercial development, in proximity to public transport. The types of uses permissible in the zone include commercial premises, including offices and shops and food and drink premises.


Our Local Centres provide a range of services including retail, business, community and entertainment functions that service a wider catchment than the neighbourhood centres. Local centres include Jannali, Gymea and Kareela, Woolooware Bay, Heathcote, Sylvania, Bangor, Illawong. Commercial premises, such as shops and offices, medical centres and food and drink premises are all permissible uses in the zone.


Our Industrial zones are predominately located in Kurnell, Taren Point, Kirrawee, and Lucas Heights with a mix of General, Light and Heavy Industrial. These zones have specific permissible. Please check LEP


Our Business Park zone allows for a variety of industrial uses but encourages the development of business parks in three strategic sites in Caringbah and Taren Point. Permitted uses in this zone include light industries, neighbourhood shops and office premises.


Our Business Development zone provides for a mix of uses including warehouses and bulky goods premises that require a large floor area in locations that are close to - and support the viability of – centres. Predominantly located in Taren Point.  It is the only zone which specifically mandates ‘bulky goods premises’ as a use ‘permitted with consent’. The types of uses which can be carried out in in this zone with development consent include bulky goods premises, garden centres and hardware and building supplies


Our Enterprise Corridors enables a mix of employment uses including business, office and light industrial as well as bulky goods retailing. The zone applies in a few small areas along main roads. Permissible uses in the zone include business premises, neighbourhood shops, garden centres and hotel or motel accommodation. Including Princes Highway Kirrawee, Heathcote
